36' Union Polaris Full Keel Yacht - $20000 in Edmonton, Alberta for sale

Great boat (Union Polaris, Hans Christian) currently on the hard and under cover on Vancouver Island with yard fees paid until end of May (includes power and can stay a long as you need after that ($300mth)).
If you know these Robert Perry design double-ender boats you know this is a great deal. This perfect hull is priced low because you will need an investment of sweat equity and some parts. A new mast in necessary as I had to remove old mahogany one - it was just not going to make it for serious cruising (had some rot). What you want is 47' aluminum (have found some for $3-5k decent used).
Also needs new galley stove, windlass and replace dodger canvas (original full enclosure set up with window covers available to copy) likely need to invest 15k total for everything it needs, if buying good quality used. It has all standing/running gear, lines, sheets, spare parts and "stuff" (winch handles/shackles /blocks/ mast steps/bosun's chair/snubbers/tools/shore power cord etc. etc. - -you know -stuff!!)
60 hp Isuzu marinized c240 with 2300hrs mechanic checked/okayed and he states those engines can go 10k hrs easy - transmission just rebuilt <20hours. All systems (reefer/pressurized water etc) check out working, 2 new Gel house batteries good charger, full sail compliment in okay- fair condition just gone over by UK Sails, furling Genoa requires new suncover (will be included in sale). Fiberglass diesel tank 100+ gal. and aluminum water 100+. Plastic Holding tank (unused) and full head/shower. Two props just reconditioned (shaft/bushings all good) and cushions dated in style somewhat but all great condition for below and above deck.
I removed teak decking for the most part (big winches aft to boomkin remain because it was still new (ish) no evidence of leakage and looked great with all that woodwork back there) and was thinking of just sealing deck with another light layer of fiberglass, gel/non slip painting....although there are lots of alternatives there. Teak decks of that vintage tend to have bad screws that seep water into core (marine ply) over the years. This was the case here and I have drilled it all out and injected resin (still in progress). There was damage to ceiling of forward berth which was removed and new plywood put up from below.... just finishing that project now. Some leakage around filler hoses for water and diesel, currently being repaired. Remainder of work is just taking care of the beautiful woodwork and freshing painted areas. After tons of research on the most sea friendly, stable and safe boats to cruise with, I was looking to upgrade this to be perfect cruiser for a couple but fate has less savory things in store for me it seems, hence my need to sell. Someone looking for a rock solid cutter rigged boat capable of sailing anywhere safely (but not in a hurry :^)) could easily tweak this into a boat valued at 70K.... or just a lifetimer (which is best idea)
Course setter, depth sounder are original and working...radar was old and is being removed to save space (but still there). Has GPS but no Chartplotter, small mounted VHF and CD player. Steering is worm gear and rudder is excellent. and beautiful wood wheel.
If you are seriously looking for a boat of this type .... (not a weekend cruiser/wednesday night racer)
you really need to get aboard this and look it all over.
